Our Services | Finding your apartment

1st Step: Understanding your project

It all starts with knowing your project. During the consultation, which we can perform by telephone or in person, we will assist you in defining the parameters of your search based on the following framework:

  • Who is the buyer?

    Know yourself.

  • What are you looking for?

Know the characteristics of your search: number of rooms, size, floor, elevator, exposure, type of building, renovations . . .

  • Where are you looking?

Know the location you desire: district, neighborhood, proximity to transportation . . .

  • When would you like to buy?

Know the timing of your purchase: urgent, not urgent . . .

  • Why do you want to buy?

Know your objective: primary residence, secondary residence, investment, vacation rental . . .

  • How will you buy?

Know your financing options: down payment, mortgage, individual, corporate…

2nd Step: Sourcing and selecting the best apartments

Depending upon your search, we will analyze hundreds of listings, whether for sale by owner or through other real estate agencies, in order to find the apartment that corresponds to your criteria.

Paris Property Search will carefully pre-screen the listings we have found in order to visit the most apartments that fit your parameters.

  • Paris Property Search will avail itself of databases that includes all availing listings on the public market, whether for sale by owner or through another agency.

    We analyze the entire market.

  • Paris Property Search performs visits on your behalf.

You don’t waste your time, money or energy.

  • Paris Property Search is knowledgeable regarding current market pricing and negotiates in your best interest.

Typically the price of the apartment negotiated on your behalf by Paris Property Search will defray all or part of our consultation fees.

3rd Step: Site visits to selected apartments

Paris Property Search will select approximate five to ten apartments through its screnning process. Before you perform site visits, we evaluate and present a selection of apartments that best fit your search criteria. For each apartment, we include a description, pricing, tax and maintenance charges, location, plan layout and photos, if available.

We typically organize your site visits over a period of one to two days and if necessary we can arrange transportation to optimize the time and number of visits on the scheduled day(s). After initial visits, we are available to schedule revisits for those apartments in which you are most interested.

4th Step: We guide you through the various stages of the acquisition

If you are interested in an apartment, it is necessary to submit an offer in writing to the seller. Paris Property Search can prepare the offer for you and submit it to the seller after we have negotiated the price on your behalf.

If the seller accepts your offer, the next step is to sign the initial sales agreement or “compromis d’achat.” This step is legally fundamental.

Paris Property Search then guides you through the various stages of the acquisition:

  • Paris Property Search will provide you with the necessary information in order to understand all the legal steps in purchasing an apartment and inform you of your rights as the buyer.
  • Paris Property Search will assist you in selecting a notaire who oversees every transaction in France, if you do not have representation.
  • Paris Property Search will accompany you or represent you at the notaire and assist you in the signature of the initial sales agreement.
  • Paris Property Search will remain in constant communication with the notaire during the period between the initial sales agreement and the final closing.
  • Paris Property Search will assist through every aspect, including providing assistance in financing your purchase.
