Paris Property Search is a flat hunter[1], or property search consultant. At Paris Property Search, our mission is to search and find a property on your behalf. We work in the context of a contract under the parameters set by the client known as the “search mandate[2]”.
As a result of this mandate, our primary objective is to protect your interests as the buyer. As the buyer’s representative, it enables us to utilize our best efforts in negotiating the best price.
Our client is you, not the seller. Our singular mission is to find you an apartment, while representing your interests.

[1] Flat hunter: Paris Property Search operates as a flat hunting services or property search consultant. This term was conceived in the United States and England, the term flat hunter in France is used as a current term. In effect, the flat hunter sources leads and conducts the search based on parameters, as defined by the client. The role of the flat hunter is to pursue the best leads in order find the apartments that most correspond to the criteria. The terms “flat hunter” or “property search consultant” are interchangeable terms.
[2] Search Mandate: The search mandate is required by law. It is signed by the buyer. It enables the agent to approach sellers and negotiate on behalf of the buyer.
Per the terms of the search mandate, the buyer is not obligated to pay the agency commission until the signature of the final sales agreement at closing at the notaire’s office. If the transaction does not come to fruition the buyer is not obligated to pay the agency commission.
The search mandate must be logged in the mandate registry of the agency in chronological order as required by law.
